A sea-view apartment in Ras Al Khaimah and a wooden house on Roatán, both open now. A third one is going up above Jomtien beach. I own them, I answer your messages myself, and booking direct costs you up to 15 % less.
Who you are dealing with
I’m Jan. These are my places.
I’m a software developer from the Czech Republic who, over a few years, bought homes in the places I kept returning to. When I’m not there, I’d rather they were lived in by people who appreciate them than sit empty.
Booking platforms take 15 to 20 % of what you pay and put a help desk between us. Here there is no help desk. You write to me, I reply, we agree on the dates and the terms, and you get the same apartment for less.

Why book direct
Same home. Same dates. Up to 15 % less.
Prices move with the season, so I don’t publish a fixed rate. I make one promise instead. Whatever you find for my home on Airbnb or Booking.com for your dates, you get here for less, and the longer you stay the bigger the difference. A long stay saves me cleaning, handovers and empty nights, so I pass that back to you.

The platforms charge both of us. That is where the discount comes from. It is not a discount on quality.

Questions about the area, a late arrival, an extra week. One message to me and I reply the same day.

Monthly stays, early check-in, a second set of keys for a friend. Things a platform form can’t handle, a conversation can.

Bank transfer or card, with a written confirmation of dates, price and deposit before you pay anything.

How it works
Four steps, no account, no card details.
The dates sit with the people who run the buildings for me, so I check with them rather than guess. In practice you have an answer the same day.
Cancellation
Each house is run on the ground by a different team, so the terms differ. You get them in writing together with the price, before you pay anything. And whatever they say, one thing holds on my side: if I am the one who cancels, everything comes back to you within seven days and I help you find somewhere else.
Or book the way you are used to
If sending money to a stranger on the internet is not for you, I understand. Both homes are also on Airbnb, so book there instead. It is the same apartment and the same keys, you just pay the platform on top. I would rather you came through them than not at all.

You send the dates

I check and write back
I confirm whether the dates are free and send you the price and the terms in writing. Usually within hours, at worst the next morning.

You pay a deposit
Bank transfer, against a written confirmation that already has your dates, the price and what happens if plans change. The rest is settled as we agree.

Someone meets you
In Ras Al Khaimah the building manager, on Roatán the resort team who live on site. Not a lockbox and a code.

Why there is no price listWhy there is no price list
You will not find a price list here. The rate moves with the season and with how long you stay, so I would rather quote your dates than have you read a number that turns out to be wrong. Send the dates and the price is with you within 24 hours.
Everything goes through e-mail, so we both have it in writing and nobody is woken up by a phone call from another time zone.
